Rob Hannah had a vision: to create a real estate investment company that offered individual investors safe, secure and high-quality investments. His entrepreneurial spirit resulted in the establishment of TSG Real Estate, LLC, a privately held firm, in 2001.
The early days were filled with long hours and the excitement of creating something special – forming relationships, creating the infrastructure and building a business to provide real estate investments with a purpose. The initial product was a specialized form of investments: Tenant-in-Common (TIC). For an industry in its infancy, times were fascinating.
Although the firm has grown since the early days, the entrepreneurial spirit remains vibrantly alive. TSG oversees a portfolio with an aggregate value of more than $554 million.
The team has grown to nearly twenty employees located throughout the nation and the entrepreneurial spirit is a core value in the TSG culture. Strategic alliances with the best and brightest organizations like CB Richard Ellis, Baker & McKinzie, Bank of America, and J.P. Morgan Chase ensure that TSG’s products are practical and make sense.

A pioneer in the TIC industry, TSG developed the Master Lease structure for Tenant-in-Common investments.
TSG Real Estate, LLC. was founded by Rob Hannah to capture the distribution market between institutional and conventional real estate markets. TSG, through business alliances with Real Estate Investment Trusts (REITs) and other institutional real estate organizations has created a supply line between these markets in order to provide the individual real estate investor access to institutional properties. These assets more often outperform and provide greater long-term security than typical conventional real estate investments otherwise available to individual investors.
Business alliances with owners of assets in different classes (i.e., industrial, office, retail, multi-family, etc.) enable TSG to offer a diverse pairing of assets to its client base at any given time. This has attracted a greater pool of investors and increased their loyalty to the TSG product. The Tenant in Common program [also known as undivided fractional Interest (UFI)] program offers clients the opportunity to acquire only the portion of a given asset they desire. This allows the ability to diversify real estate investments even within a single tax-deferred transaction. Investors can sell a single asset and acquire fractional interests in several properties in different classes and different geographic regions.
